CAIA Seattle with CAIA San Francisco present: Private Credit and Why it’s a Safe Harbor in Tumultuous Times Join CAIA Seattle and CAIA San Francisco in a joint West Coast event! The panel will explore how the impact of COVID-19 on the global economy has affected the opportunity set across the private credit landscape. We will discuss how private credit strategies, including private real estate debt, have navigated the current environment and the impact experienced with deal flow, yield expectations, and perceived investment safety. The panel will also explore why private credit as an asset class can still offer a safe harbor even in these tumultuous times and their post-COVID outlook for continued investment opportunities. Speakers will represent the views of allocators to private credit as well as those actively managing debt portfolios. Attendees will have the opportunity to ask questions of the panelists and this content will be most useful for institutional investors, family offices, and professional financial advisors as well as others with an interest in private credit investing in today’s environment.

Jeehae Lee
Organization: Bridge Investment Group Partners
Jeehae Lee serves as Partner and Deputy Chief Investment Officer of Bridge Debt Strategies Fund Manager LLC and has experience in real estate, securitization, and financial services since 2004. Prior to joining Bridge, Jeehae was an Executive Director at Morgan Stanley from 2004 to 2014. Jeehae was the senior manager responsible for loan pricing, hedging, and structuring for the Commercial Real Estate Lending group within the Fixed Income division. Jeehae was a voting member of the U.S. Credit Committee and was deeply involved in creating loan pricing models, managing the securitization pipeline, interfacing with rating agencies and investors, and originating loans for securitization. From 2004 to 2009, Jeehae was involved in loan acquisitions, underwriting and restructuring of loans, as well as risk management and risk reporting. Jeehae received her Bachelors of Arts from Brown University and her Masters of Business Administration from Columbia University.
Lalantika Medema
Organization: Pacific Investment Management Company, LLC (PIMCO)
Ms. Medema is an executive vice president and alternative credit strategist in the PIMCO Newport Beach office, responsible for credit alternatives and mortgage- and real-estate-related strategies. Previously, she worked in the portfolio management group and focused on mortgage-backed securities and residential whole loans. Prior to joining PIMCO in 2006, she worked at Deutsche Bank’s Trust & Securities Services Division, specializing in collateralized debt obligations (CDOs). She has 18 years of investment experience and holds an MBA from the Anderson School of Management at the University of California, Los Angeles. She also received an undergraduate degree from the University of California, Los Angeles.
John Nicolini
Organization: Verus Investments
Mr. Nicolini brings over 15 years of experience in capital markets and research as well as consulting services to Verus’ institutional clients. Mr. Nicolini leads Verus’ real assets consulting practice and provides general consulting services to a select group of institutional clients. He is also a shareholder of the firm. Prior to joining Verus in 2016 due to a merger between Verus and Strategic Investment Solutions, Mr. Nicolini led the real assets consulting practice at SIS, in addition to serving as a general consultant to several public plans and foundations. Prior to that, Mr. Nicolini worked in the manager research group at Highland Associates in Birmingham, Alabama. At Highland Associates, he was responsible for the firm’s traditional asset class and real asset manager research functions. In addition, he worked closely with institutional investors in developing asset allocations and capital market projections. Prior to Highland Associates, Mr. Nicolini worked with WAKM Asset Management in manager research and client service. He is a CFA charterholder (Chartered Financial Analyst) and is a member of the CFA Institute. John has a bachelor of science (BS) degree in finance from Auburn University.
Jeffrey Pyatt
Organization: Broadmark Realty Capital
Jeffrey B. Pyatt is Chief Executive Officer and a member of the Board of Directors of Broadmark Realty Capital, and Founder of Pyatt Broadmark Management. Mr. Pyatt began his career at Moss Adams, a regional CPA firm in Seattle, as a member of their tax staff. After leaving public accounting, Mr. Pyatt was involved in a number of acquisitions, dispositions and turn-around of companies in the Northwest. Prior to Pyatt Broadmark, Mr. Pyatt cofounded and managed Private Lenders Group, a Bellevue, Washington based private lending fund. He has been in the asset-based lending business since 1994. He has also participated in the initial financing rounds of a number of telecommunications and technology companies and currently serves as a director or advisor to several technology companies. Mr. Pyatt has served on the boards for three different Boys and Girls Clubs as well as numerous other non-profits. Mr. Pyatt received a Bachelor of Science in accounting from the University of Denver and a Master’s degree in taxation from the University of Denver College of Law.
Shai Vichness
Organization: Churchill Asset Management
Shai serves as the chief financial officer of Churchill Asset Management, an affiliate of Nuveen.
Previously, as managing director and head of senior leveraged lending for Churchill’s parent company, Nuveen, Shai was responsible for initiating Nuveen’s investment program in middle market senior loans and was directly involved in the launch of Churchill Asset Management as an affiliate in 2015. Since the launch of Churchill, he has been a member of its investment committee and has been actively engaged in the management of Churchill, including the development of its infrastructure and operations. Shai joined Nuveen in 2005 and has spent his entire career in the private debt markets, with a significant amount of time spent in Nuveen’s workout and restructuring department.
Shai graduated with a B.B.A. from Baruch College, CUNY. He holds the CFA designation.
